CSZ Structural Design and Fire Protection: First tenants move into the Jaminpark WA7 residential quarte
New living space, modern construction, short construction times – the Jaminpark WA7 residential complex in the south of Erlangen is ready for its first residents. From February 2026, tenants will move into the modern apartments, which combine high living comfort with sustainable construction.
Modern living meets innovative structural design
WA7 consists of three residential buildings with two separate underground parking garages. The buildings are constructed using a hybrid timber construction method and combine prefabricated reinforced concrete hollow core slabs, solid wood walls, and reinforced concrete cores. The underground garage is designed as a waterproof construction.
Thanks to the high degree of prefabrication of the building elements—solid wood walls, prefabricated ceilings, prefabricated stairs—the construction time was significantly reduced without compromising on quality or safety. Photovoltaic systems and heat pumps on the roof provide sustainable energy.
CSZ services with depth
On behalf of the client DAWONIA Franken GmbH and in cooperation with the client B&O Wohnungswirtschaft GmbH, CSZ provided the following services:
✅ Structural design in accordance with HOAI 2021 (§51, HZ III, service phases 1–6)
✅ Structural fire protection
✅ Excavation and shoring planning (phases 1–3)
✅ Fire protection planning according to AHO (phases 1–4)
This integrative planning ensures the stability, safety, and efficiency of the project and makes Jaminpark WA7 a showcase project for modern residential neighborhoods.
